As part of their contract, a buyer can stipulate that he will only purchase the property contingent on what he sees in a home inspection. A home inspection (often priced about $500) is paid for by the buyer, for the purpose of having someone qualified inspect the home, for any serious, and potentially costly problems that most of us cannot see by walking through a home.

Still consider getting a home inspection. Placing ladders rooftop, crawling through spaces and walking on rafters is allowed for a licensed, insured home inspector – few homeowners will allow someone to inspect their home to the extent that a licensed home inspector can.

 

The Home Inspection Report
It is always advisable to have the offer contingent on an inspection. If anything major comes to light during the inspection you can get out of the contract or decide to negotiate a lower price and repair the problem.

But remember, no place is perfect. Even new construction can have its faults. A home inspection is meant to give a perspective buyer a sense of the overall condition of the property.
